At the Land Use Planning meeting on July 27, 2016 the Land Use Committee heard a presentation by Ben Rocca of Williams Homes for a project called The School located south of Nordhoff across the street from Sepulveda Middle School.
The development is to include 76 homes with 2.5-3.5 baths ranging from 1,190-1,543 square feet in size. It will include 171 parking spaces and 18,469 square feet of open space in common. There will be 24.28 homes per acre. The above rendering shows the three story condos with parking on the first level.
The original proposal for this site was 90 homes and the project has been reduced to 76 due to community feedback.
The committee asked the developer to evaluate safe passages to school, get feedback on the development from at least five neighbors and from the school.
Subsequent to our Land Use meeting, we heard from neighbors at our October 3, 2016 Board Meeting that they were concerned about the project regarding the size and whether the project was for rental or ownership. They mentioned interest in appealing the project to the Planning Commission.
The development is to be considered by the Planning Commission October 2016.
